A cluster of developments in Brisbane’s CBD will change the city’s skyline, with high-rise buildings set to be torn down and replaced with new, taller towers.
Within the 300 metres from Turbot Street to George Street, there are plans for the full or partial demolition of two prominent buildings as well as the construction of a 30-storey tower atop a two-storey heritage site.
Cardno strategic development manager and principal Ben Lyons said replacing older buildings with new ones was the sign of a modern city.
“Whilst we’ve seen some older office buildings converted for hotel, education and student accommodation uses, we expect to see more proposals for the demolition of these C and D grade office buildings in the future in response to increasing demand for sites and tenant requirements for contemporary workplaces,” he said.
Mr Lyons said Brisbane’s CBD was relatively compact and it was therefore important, from a planning perspective, to make efficient use of the limited land available.
A proposal has been submitted to the Brisbane City Council to demolish the existing 25-storey Suncorp Plaza tower at 343 Albert Street and replace it with a 30-storey commercial tower.
While the council is yet to reach a decision, concerns were raised by nearby landowners who questioned if the proposed tower was overdevelopment.
Investa Property Group made a submission to the council on behalf of their client who managed a neighbouring building at 179 Turbot Street.
The submission said the proposed development was significantly larger than the existing 25-storey tower and they considered it overdevelopment of the site.
“The proposed development incorporates a tower site cover which exceeds the acceptable outcome for tower site cover resulting in a loss of amenity to adjacent lots in terms of access to daylight, views, vistas and air circulation,” the submission said.
About 200 metres away at 80 Ann Street, Mirvac Group has submitted a development application to the council to seek approval to demolish most of the site and build a 32-storey building that would take up the entire block between Ann and Turbot streets.
For the development to go ahead the eight-storey Primary Industries building on the site would be demolished.
There is also a two-storey masonry building and a timber-framed market shed on the site, but they would be preserved as they are heritage listed.
The development application submitted to the council proposed 75,339 square metres of office space, 1090 square metres of retail space, 124 car parks, 4856 square metres of outdoor space and end of trip facilities, including 514 bike spaces, 58 showers and 1164 lockers.
“The proposed development has been designed by Woods Bagot and is intended to deliver a commercial building that offers a unique city-like experience, whereby the building is made up many diverse spaces for work, play and leisure,” the application said.
About 100 metres from the Mirvac Group proposal a 30-storey tower has been approved to be built on top of a two-storey heritage listed building.
Council approved the development submitted by Lionmar Holdings in December 2017 to build a 30-storey mixed-use development on top of the 135-year-old heritage building which is currently occupied by the Grosvenor topless bar and strip club.
Mr Lyons said developers had an increasing level of interest in CBD sites because of major infrastructure projects
“Major infrastructure projects such as Cross River Rail and the Brisbane Metro will make the CBD an even more desirable location to live, work, study, experience and invest in,” he said
Mr Lyons said while there are several office towers currently being proposed within the CBD there are actually very few under construction.
Once a development is approved further approvals may be needed before construction can start.
